As the last few weeks of warm sunshine at the end of Apr/beginning May give way to the reality of colder days and nights, our minds shift to winter marketing of properties. This does not necessarily mean a slow down in the market (I'm sure the shortage of stock we experienced in Q1 shall continue to push the market along) but rather how we react to the change of season. For vendors, I really mean presentation and marketing really come into play. Houses must be shown in their best light (maximise what sun and light may be available, trim trees, create warmth, prevent damp and mould, house wash and waterblast the south side of houses and paths/decks etc) and high profile marketing to pull buyers out of "hibernation" is all important. Remember there are not as many BBQ's going on where people chat about houses and the market and people are not so keen to cruise around open homes when the weather is a bit inclement  and the thought of moving house in winter can be a bit daunting for some. There is less competition from a vendors perspective in winter with less on the market, however beating the competition if selling at such time typically reaps great rewards for vendors!
